Where does the data come from?

From public records. Planning applications and property data are published openly across the UK — we search those records and produce what's relevant to you in one simple, usable format.

What areas do you cover?

The whole UK — England, Scotland, Wales and Northern Ireland. Your subscription covers the area around your registered business address.

What's a property lead?

A property near you with fresh market activity — recently sold, preparing to sell, or a rental where new tenants are likely. New owners renovate more than anyone else — kitchens, extensions, rewires, gardens — usually within the first couple of years. Site Notice is the only service that puts property leads and planning leads in one place. Property leads are powered by New Neighbour, our property data service.

Councils have different rules about which rental properties must be registered or licensed, but council-registered rentals are primarily houses in multiple occupancy (HMOs) — properties where several tenants share facilities. They're useful leads: more occupants means more frequent tenant turnover, and a landlord who needs regular maintenance work. Not every council publishes a register, so this information isn't available in all areas.

What do I actually get with each lead?

The property address, a plain-English title and summary, an estimated job value band, the trades it's likely to need, distance from you, dates, current status, and a link to the full application.

How does the Mail list work?

Tick the jobs you want, then export your list for labels or a mail merge — or have us prepare letters. All mail is addressed to "The Occupier" at the property. We never collect or share residents' names.

Can I see it before I pay?

Soon — the free postcode checker opens at launch. Until then, join the free Weekly digest and we'll email you a weekly picture of activity in your area. And because you can cancel anytime and keep access to the end of what you've paid for, a single month is a low-risk way to see the leads themselves.

Am I tied into a contract?

That depends on the plan you choose. On a no-term monthly plan there's no contract at all — cancel anytime with no fees, and you keep full access until the end of the month you've paid for.

On a 12-month-term monthly plan or a yearly plan, you're committing to the full 12 months in exchange for the lower price — so monthly payments must be kept up until the end of the term, and yearly payments cover the term in one go. At the end of the term the plan renews automatically; we'll remind you by email 30 days and again 7 days beforehand, and if a renewal catches you out you can cancel within 30 days of the renewal date for a full refund of that renewal payment.

How far does my plan reach?

Each plan covers a set radius around your registered address: 15 miles on the Your area plan, 30 miles on the Wider area plan.

Can I use one subscription for two branches?

Each subscription is licensed to one registered address and covers the area around it. If your business has multiple locations, reach out and we can discuss a tailored subscription plan covering them all.

Do you sell my details?

No. Your details are used to run your account and nothing else — see our privacy policy. We set no tracking cookies either, which is why there's no cookie banner.

How secure is my account?

Every login takes two steps: your password, then a one-time code sent to your email. Codes expire within 15 minutes and all traffic is encrypted.

How fresh is the data?

Planning data is updated weekly — new applications typically appear within days of being published, while the homeowner is still months away from appointing anyone.
EPC and Land Registry data (behind property leads and value estimates) is updated monthly.
Council-registered rental properties are updated quarterly — and not every council publishes a register, so this isn't available in all areas.
